Kuwait Beach House is a residential project located in Messilah. The project area is 4,543 sqm with the total built-up area of 4,371 sqm for phase I and landscape area of 4,000 sqm for phase II.

The project consists of three main components:

  • the main house
  • the staff block
  • landscaping

Scope of works:

Projacs has been contracted to carry out the following duties:

1.       Design & Tender Phase

  • set-up project control system
  • general coordination among project participants and concerned parties
  • establish, update and monitor project master schedule
  • monitor design program and design deliverables
  • define construction packages in consultation with the owner
  • conduct design technical & value engineering reviews
  • review design scheme to optimize constructability
  • review the design drawings with respect to discipline coordination
  • review design drawings and specifications documents as developed by the design consultant
  • prepare and develop project cost estimates
  • prepare tendering procedures and conditions of contract documents
  • prepare cash flow charts and budget reports as and when requested by the owner
  • solicitation of interest, pre-qualification and short list of contractors
  • monitor project controls, documentation & reporting
  • monitor and review contract documents, assist in tendering phase with respect to bidding and tender evaluation

2.       Construction & Completion Phase

  • administration of construction contract
  • review and monitor contractor’s site logistics (on/off site)
  • monitor contractors work progress and performance
  • general site coordination within project components
  • advise owner on subcontractors' and vendors' qualifications
  • monitor and make recommendations on contract administration activities (payments, changes & variation orders)
  • monitor projects budgets & financial aspects
  • monitor & administer completion
  • monitor consultant's final inspections & punch list, testing & commissioning
  • prepare project close out reports, documents & final account reports
