Overview:

The process of Project Management is a proven method which combines the project phases of pre-design, design, tender, construction and occupancy into a series of tightly integrated tasks. This will frequently bring together the Owner, Designer and Construction Manager in an interactive relationship and will allow the Owner to participate in the construction process. With the tendency now towards Design Build and Build-Operate-Transfer (BOT) schemes of construction, there may be many partners and participants linked to the process. PROJACS has the experience and expertise to ensure that a smooth operating link is formed so as not to impede the progress of the project as can so often happen. In addition to the traditional design and build, with one general contractor approach, there is the option of the fast-tracked, multi-packaged approach. Fast-tracking allows the acceleration of the project duration by the overlapping of the design and construction activities. Whichever method is appropriate for a particular project, PROJACS has the experience to ensure the delivery of a project that is on time and within budget.

Objective:

To deliver an operational project that meets goals while providing owners with the targeted financial returns, in the shortest possible time.

Benefits:

.  Independent evaluations of costs, schedules and overall construction performance
Full-time coordination between design and construction
Minimum project duration and greater competition between contractors and subcontractors by
   using the fast-tracked, multi-packaging approach
Claims avoidance

Scope of Services:

The following are the services offered for a complete project management package, but the various components of project management may be utilized separately depending on the requirements of the specific client and project.

Pre-Construction Services

To maximize opportunities to save cost and time, and to ensure delivery of intended quality, a project must be reviewed and analyzed during its very early phases. As the project progresses into the construction phase, the cost of introducing changes to correct conceptual flaws can increase dramatically.

Construction Management Services

The construction stage of a project finally combines both phases, pre-design and design, while drawings and specifications are converted to reality. To accomplish this, a massive coordination of building resources is required. Labor, equipment, materials, technical expertise, time and financing must be integrated into a single smooth running operation to guarantee that the project is completed on time, within budget and in accordance with the level of quality specified by the designer and required by the owner.

Post Construction Services

With the completion of the construction phase of a project, the occupancy, commissioning and operations and maintenance begin. This particular phase of the project is often neglected, however utilizing this final phase of project management will ensure a successful turnover and the initial, smooth operation of the facility.
