The project is located in Kuwait city, west of the Shuwaikh Administrative Area on a plot area of 10,000 sqm and the built up area is 61.000 sqm.

The building consists of:

  • three basement floors with 440 parking spaces, total of 30,000 sqm
  • ground floor of 4,000 sqm - mixture of offices, lobbies, a VIP lounge and several multipurpose rooms
  • eight office floors of 28,000 sqm

The architectural design of the project takes into account the presence of an immense Islamic nature to the foundation it houses. This is shown in the façade of the building, where a mashrabiya is included to partially block sunlight, as well as calligraphic drawings blending the modern architectural design with its Islamic roots.

The electrical design includes multiple systems such as lighting system, power distribution system, fire alarm system, public address system, integration of different systems like telephone and data, CCTV and access control, IPTV, digital signage and IP time attendance system. The entire project was designed based on smart and green building concept.

All the mechanical equipment (HVAC, Plumbing and Fire Fighting) is controlled by Building Automation System.

Projacs provides Project Management Services for the project during the following phases:

  • Phase 1   Final design stage and Tender Documents
  • Liaising with all project involved parties
  • Preparation, review and updating the Master Time Schedule   and monitor the adherence of all project parties to the same
  • Review of design drawings and Tender documentation once submitted by the consultant to ensure its completeness, correctness and that it is well coordinated between structural, Architectural and MEP
  • Preparation and review of the Project initial cost and the budget along with the monthly cash flow and assist the Owner to prepare the financial information and cash flow as required
  • Conducting meetings with consultant in coordination with the Owner to discuss and finalize all the project requirements and the work program
  • Review the drawings and tender documents related to Furniture package in coordination with the Owner and coordinate the same with all trades
  • Phase 2   Tender and Awarding
  • Prepare a list for recommended contractors for prequalification process and submit to the Owner
  • Prequalification of bidders with recommendations to the Owner and managing the bidding process to the qualified bidders
  • Receiving, reviewing, evaluation and giving recommendations to the Owner for awarding the Tender to the successful bidder/ bidders.
  • Assist the Owner for negotiating with the main contractor or the contractors and suppliers (as the case), compare the offers/bids submitted with the budget and the price analysis and give necessary recommendations

  • Phase 3   Execution
